We set you up for success from the beginning by scheduling a Strategy
Session with you at your home. We will discuss the unique path we’ve
created to get you the best results for selling your home. This includes a
walkthrough of your home, then we’ll sit down together to discuss your
Current Market Analysis (CMA - more info below) to establish a pricing
strategy with you, our tailored marketing plan, and staging your home.
We will explain the current market impact on the strategy as well as your
neighbourhood, or your condo building if that’s where you call home. Our
goal is to share our strategy and tailor it with you to create a plan that is
data informed and that you are comfortable with.
Accurately pricing your home is one of the most important
steps in the selling process. We start with a Comparative
Market Analysis (CMA), researching recently sold homes in
your neighbourhood and comparing them to yours to
determine your home’s value in today’s market. While some
agents rely on quick walkthroughs and guesses, we take a
data-driven approach to eliminate guesswork and set a price
that reflects true market value.
When it’s time to list, we send a detailed listing questionnaire
(above) to ensure every upgrade and feature is captured—
helping your home stand out and attract the right buyers.

THE LISTING AGREEMENT
Then if you feel comfortable working with us, you can sign the Listing Agreement and get this
party started! The Listing Agreement guarantees that we are completely dedicated to you in
getting the best results for you. In Ontario when you sign a Listing Agreement it means you are
owed certain fiduciary duties including: privacy, conscientious and competent service, and that
we work in your best interest. It puts you in the driver's seat, with us acting as your advisors to
make sure we get you the most money for your home. You’re under no pressure or obligation at
this point. It’s totally okay to think it over before you decide.
One of THE most critical parts of successfully selling your home is to establish the right list
price. The only way to establish real value is through an accurate CMA based on actual sales
data from comparable properties that have sold in your neighbourhood and adjusting the value
depending on the features of your home. For example, if a home across the street from you
that sold had a single car garage and yours is double, we would adjust the value of your home to
reflect that difference. You have to compare apples to apples after all.
Your CMA also very much depends on the current market conditions. Below are different types
of markets, their characteristics, and general strategies for each. We will guide you through all
the nuances of today’s market so you can achieve the best result! Remember that the proper
CMA we do will help you feel comfortable as we adjust according to the market.
