Your very first step in the homebuying process is figuring out
what kind of home will best suit your needs, so the first
question to ask yourself is ‘Why do I want to move?’ The
answer is different for everyone so you need to find your
unique motivation. For example, is it that you need more space
because your family is growing? Or are you moving to be closer
to work or family? We will send you our Buyer Questionnaire
that will help you sort this out.
Your wishlist has 2 parts: what you MUST HAVE and what
WOULD BE NICE, your needs versus your wants. These aren’t set
in stone; they can often shift based on things like what you can
afford in a particular neighbourhood or how renovated you want
the home to be. It’s important to keep in mind the trifecta of real
estate: Price, Condition, and Location. You need to determine
for yourself what your magic combination of these 3 factors are
to help guide you to the right home for you.
This is perhaps THE most important starting point. You need to know exactly what your price
range is for buying your next home: if you don’t know, you might end up falling in love with a
home you can’t afford. Online mortgage calculators aren’t detailed enough to give you a
definitive answer because they don’t take into account things like your credit score and report,
your other financial commitments, and more. You’ll want to speak to a great mortgage broker
who will review all your documents and give you a clear answer. One mortgage broker that we
recommend is the Welbanks Team, who happened to help us get our own mortgage done! Want

You may have started your search on REALTOR.ca which can give you a general idea of
properties for sale. Now that you have your wishlist, your next step is for your real estate team
to create a personalized home alert subscription that has been optimized to what you’re looking
for. This will ensure that as soon as your dream home hits the market, it also makes its way to
your inbox. This also saves you hours of scrolling through homes that don’t fit your wishlist.
But what if you’re looking for a home outside
of Toronto? You might have a problem. Did
you know that Ontario is broken down into
many local real estate boards? Each board
uses an MLS system that only gives their
agents access to that area’s listings. Most
agents only pay to have a membership with
one board. That means if you’re living in
Toronto and want a home in Waterloo, a
Toronto agent won’t have access to all of the
Cambridge - Kitchener - Waterloo listings.
This means that the email alert subscription
they create for you will not be complete and
you might miss your dream home.

Choosing Your Agent
So do you have to have a “local agent”? No, because we’re
in the 2020’s. Before the 2000s, local expertise was
important because that agent was your best source of local
real estate knowledge, like home prices and which are the
‘good neighbourhoods’. Now there’s this handy thing, the
internet, that provides much more thorough and up to the
minute information.
So you don’t need a local agent anymore, what you need is
to make sure you choose a real estate team that does
excellent research and pays to be part of multiple boards.
This ensures you don’t miss out on that perfect dream
home because another agent only lists it with one board.
Your next step is to book a strategy session
with us either in person or on a video call. We
will go through your Buyer Questionnaire and
ask you more questions to help you refine
your search and come up with a plan that is
best for you in your unique set of
circumstances. It’s important to note that we
won’t ask you to sign anything with us yet.
You’re under no obligation to work with us.
Your strategy session also serves to
determine if we’re a good fit for working
together to help you buy a home.
SMART BUYER STRATEGY
You need to have immediate access to about 5% of the
purchase price of your future home before you go out
on showings. Why? When you find a great home that
you want to buy, you put in the offer. Then when your
offer is accepted, you only have 24 hours to deliver
that deposit to the listing brokerage. So if your price
ceiling is $800k, you need to be able to have $40k
ready at hand. Caveat: if you bank with an online
company like Tangerine, it can take more than 24 hours
to deliver that deposit. Remember: preparation is key
because once you start seeing properties in person,
you want to feel ready and confident as things can
happen fast!

Closing costs
When you’re looking at your finances and figuring
out your homebuying budget, make sure you plan
for your closing costs. You will be expected to
pay for these just before you take possession of
your home. The recommended amount to budget
for is 1.5-4% of the purchase price. For a great

Some costs include: the Land Transfer Tax (it’s
double in the Greater Toronto Area compared to
the rest of the province!), legal fees ($2,500 -
$3,000), appraisal ($300-$500), moving costs,
and adjustments.
FINANCIAL REVIEW AND PLANNING
If you feel like we are the best fit for you, your next step will be to sign a Buyer Representation
Agreement. This is the contract between you and our Brokerage to exclusively represent you in
the hunt for your next home that includes details like the duration (typically 3 months),
commission paid to our Brokerage, and the location of the search (can be a town or city or
larger geographic area). We in turn owe you what are called Fiduciary Duties such as fairness,
honesty, confidentiality, and full disclosure.

out with us to view homes. The secret sauce is: Clarity + Financing +

subscription, it will help you clarify even more
the kind of home you’re looking for. Do you

you only were looking at detached? Do you
want to change the number of bedrooms or
bathrooms you first thought you wanted? Let
