Your very first step in the homebuying process is figuring out

what kind of home will best suit your needs, so the first

question to ask yourself is ‘Why do I want to move?’ The

answer is different for everyone so you need to find your

unique motivation. For example, is it that you need more space

because your family is growing? Or are you moving to be closer

to work or family? We will send you our Buyer Questionnaire

that will help you sort this out.

Your wishlist has 2 parts: what you MUST HAVE and what

WOULD BE NICE, your needs versus your wants. These aren’t set

in stone; they can often shift based on things like what you can

afford in a particular neighbourhood or how renovated you want

the home to be. It’s important to keep in mind the trifecta of real

estate: Price, Condition, and Location. You need to determine

for yourself what your magic combination of these 3 factors are

to help guide you to the right home for you.

This is perhaps THE most important starting point. You need to know exactly what your price

range is for buying your next home: if you don’t know, you might end up falling in love with a

home you can’t afford. Online mortgage calculators aren’t detailed enough to give you a

definitive answer because they don’t take into account things like your credit score and report,

your other financial commitments, and more. You’ll want to speak to a great mortgage broker

who will review all your documents and give you a clear answer. One mortgage broker that we
